In recent years, Valencia has become one of Spain’s most dynamic real estate markets. The steady increase in the value of apartments, villas, and commercial spaces is reshaping the city and attracting both domestic and international investors. But what’s driving this trend—and how is it impacting locals and buyers?

Residential Properties on the Rise

According to Idealista, in April 2025 the average property price in Valencia reached €2,992/m², marking a 20.3% year-on-year increase. This growth follows a 24% surge in 2024, with neighborhoods like La Saïdia recording jumps of over 36%.

Areas such as L’Eixample and Ciutat Vella now command more than €4,000/m², consolidating their status as premium zones within the city.

Villas: Premium Living, High Demandv

The pandemic shifted residential preferences toward space and comfort. As a result, villas in suburban and residential areas have become highly sought after. Although data is limited, this segment has clearly appreciated due to low supply and growing demand for better quality of life.

Commercial Properties: From Shops to Short-Term Rentals

One of the most dramatic changes is the surge in commercial property prices, particularly in tourist-favored districts. Many investors are buying retail spaces to convert them into short-term holiday apartments.

According to Levante-EMV, in trendy neighborhoods like Ruzafa or El Carmen, some commercial properties have doubled in price in just one year. In Ciutat Vella, prices now exceed €2,000/m².

Socioeconomic Impact

Skyrocketing prices are pushing middle and lower-income residents out of the city center. In May 2025, thousands of locals took to the streets to demand affordable housing policies, rent caps, and restrictions on short-term rentals.
